According to the Idaho Business Review "the average sales price of a home in Ada County jumped by $6,000. Even better, is that in Canyon County, that number increased to $12,000. Additionally, April’s 573 closings are the highest on record."

So.....the tax credit is gone... SO FREAKING WHAT! Simple math will tell you that all of you that waited to buy and missed out on the tax credit will be saving more money over all!! BUT THAT IS ONLY IF YOU ACT NOW!!! Interest rates today are as low 4.5%! At the end of April when the tax credit ended they were above 5.25%. The amount of money you will save over 30 years on a 30 fixed mortgage puts the goverments "grand tax credit" to shame!

But get this.... if you (your mom, kids, siblings, parents,etc.) just sit around like you did when the world was saying goodbye to the tax credit and do nothing again, the INTEREST RATES WILL GO UP!!! We've been busy! Are you aware that the Boise Square One sold 35 homes in Boise and Meridian Idaho between the 12th of February and the 28th of February? In fact, we sold 9 of those homes on the 28th of February. Why you might ask? I have a couple of theories that I will give you and I'll let you decide for yourself!

Let's start with Corey's Picks Promotion. This is a really exciting promotion that we launched a few months back that changes on a weekly basis. From the 10th of February through the 28th of February Corey's Picks Promotion was $8,000 pretty much any way you want it! I know what your thinking and the answer is NO...It's not the $8,000 you are already getting from the government...It's $8,000 in addition to what the government is already giving to first time home buyers! By the way we brought a version of this promotion back! $8,000 on homes 1,500 square feet and above and $5,000 on homes 1,499 square feet and below through the end of March!

Not enough for you? Let's couple that promotion with interest rates at all time lows. Did you know that you can purchase a brand new home in Boise, Idaho for $112,000? What's the payment on that you wonder? Principle, Interest, Taxes and Insurance, or PITI, comes to a payment roughly around $770 per month. That's right...you can own a brand new home in Boise for roughly $770 per month. I hope that doesnt embarrass anyone who happens to be paying more money in rent for a smaller two bedroom apartment then they would be purchasing a 3 bedroom 2 bath brand new CBH Home.

I know I know...I can hear it already..."Chase, that's good and all but it’s a buyers market and I still need more!” Let me address the "Buyer's Market" as it is a valid point. You are absolutely right that it is a buyers market. Does that mean that you can go ahead and offer $20,000 below full price on that $116,000 home in Boise because it's a "buyer's market"? Of course not...So why is this considered a "buyer's market"? What makes this a buyers market is the fact that the seller's have priced their homes so aggressively that ...They've already taken $30, $40, $50 and in some cases $80,000 off the home that you are looking to purchase! You don’t have to come in and low ball $10 or $20,000 off the price of the home to get a good deal because the majority of the homes that you pull up in your search are already a good deal!

In any transaction in life, both parties want to feel like they are getting a win. Let's call this a win/win if you will. So the person who bought their home in 2007 for $200,000 that decided to list it in 2010 only to find out that a fair market value for that home today is really $150,000. Put yourself in the Seller's shoes for a moment. Tell me how you feel listing your home for $50,000 less then what you purchased it originally for. Is there any way possible that you could make this feel like a win? Not likely. Now let’s put our buying shoes back on. Not knowing, or refusing to acknowledge, that the seller may have paid significantly more money for the land, the home or both previous to them putting the property on the market. What do we as the buyer need in order to feel like we are getting a "win"? I'm going to suggest that for most of us buyer's we want what everyone else is getting and just a little bit more in order to feel like we are getting a deal or a win if you will. So we approach that seller who is already taking a huge hit on the sale of their home and we write them an offer that is $20,000 lower then the listing price. What do you think that seller is going to say or do when they receive that offer? @#*$#*% #*%!@* #$**#. It's a family show so I won’t elaborate but I'm sure you can fill in the blanks! I see this happen often in todays market. The buyer comes in low...the seller gets upset and either rejects the offer or doesn't budge on their list price and both parties walk away with nothing.

So...How do we get you, the buyer, in this buyer's market the win/win you are seeking? With pricing, rates and the government giving you money to purchase a home I think it is difficult in this market NOT to get a win/win as a buyer. If you align yourself with a real estate professional, they should already be showing you the best deals in town that fit your criteria. Here's what I suggest...You need to be looking at homes immediately and when you find the home that you love, surely it will be a CBH Home in Boise or South Meridian, place an offer that you feel comfortable with knowing no matter what happens with the offer that you, the buyer, are already getting a win/win in this market.

I'll leave you with this. In 2004 and 2005 the real estate market went crazy. Everyone and their dog wanted to buy a home. Why did the real estate market go so crazy during those times? Pricing was good and interest rates were low. In 2010 what factors do we currently have? Pricing is good and interest rates are low...and the government is paying you to buy homes. Need I say more?

Is 2010 the Year a House Once Again Becomes a Home?

They keep bringing little chocolates into the office.

This can’t be a good thing.

Every time I get up from my desk to get something I print off, I come back not only with a few sheets of paper, but a few miniature Krackels and Mr. Goodbars, too.

They’re delicious, but the holidays are over. I need to get back to the swing of things and start eating right again. I’ve had my months of gluttony—now it’s time to focus, to get back to the basics.

Likewise, the housing market needs to do the same thing. It had its years of gluttony, of record-breaking ROI, but the housing bubble–just like Christmas–is over. It’s 2010, not only a new year, but a new decade. Let’s get back to basics, starting with rule #1: a house should be a home first–not an investment.

Down the Drain?

Over the last few days, I’ve read many posts about people who purchased a home or a condo only to have lost a third or more of their equity. Obviously, losing equity in a home can be a hard pill to swallow, but unless you’re selling it tomorrow, you really haven’t “lost” anything.

Now, this is not in reference to the families who’ve lost their home, either through foreclosure due to job-loss or illness, but rather, folks who “lost” some imaginary notion of wealth based on the market value of their home.

After all, they still have a roof over their head, right? And if they’re lucky, their mortgage payment hasn’t changed.

The miniature Hershey bars are delicious. But if you told me that the “value” of Hershey miniatures went up to $400 an ounce, would they taste any better? Probably not. Likewise, if your house’s value goes up, it may make you feel better, but the house itself hasn’t changed.

More Than a Piggy Bank

Let’s get one thing straight: I don’t own my house. The bank owns my house; I’m just paying them off over the course of 30 years. I’m renting to own.

In the meantime, however, I have free reign to paint the hallway with orange stripes or add a deck made of cereal boxes in the back if I so choose. I can decorate it as I please and make the house reflect who I am. I don’t have to worry about noisy neighbors, jerky landlords, or weird smells emanating from someone else’s kitchen. If I have kids some day, I can raise them in the house. It’s my responsibility to keep it nice and not fall apart. It’s a lot of work, but anything worth having usually is.

My house is a place for me to live in, not a piggy bank. I don’t view my house as a source of income when I retire–that’s what my 401(k) and IRAs are for. My house is simply my haven from the world–a space that I can make my own and come “home” to.

The more we attach our worth and value as people to the things we own, the more stressed out we’ll be, and there’s already enough stress in being a home “ower”.

So, enjoy your house and make it a home. If it happens to go up in value, good for you; but if it happens to go down, don’t sweat it. After all, you have a roof over your head. A house should be about making a home, not about increasing your net worth. When it all comes down to it, a house is just a building. A home is something different entirely.

So, no more miniature candies for me. And no more stressing out whether or not my house is “worth” it. Because it’s worth it to me and, even if the world says it only has a value of $5.34, I can still walk into the front door and shut them out, in peace. Because I bought my house to live in, not as a barometer for success. The Joneses are more than welcome to pass me by if they like.

And hey, if it is only worth $5.34, think about how much money I’ll save in property taxes!

~Cool down your power bill with these tips~

•Set your thermostat as high as comfortably possible in the summer. The smaller the difference between the indoor and outdoor temperatures, the lower your overall cooling bill will be.

•Avoid setting your thermostat at a colder setting than normal when you turn on your air conditioner. It will not cool your home any faster and could result in excessive cooling and therefore, unnecessary expense.

•Consider using an interior fan in conjunction with your air conditioner to spread the cooled air more effectively through your home without greatly increasing your power use.

•Avoid placing lamps or TV sets near your air-conditioning thermostat. The thermostat senses heat from these appliances, which can cause the air conditioner to run longer than necessary.

•Plant trees or shrubs to shade air conditioning units but not block the airflow. A unit operating in the shade uses as much as 10% less electricity than the same operating in the sun.

•In the summer you can save $$ by automatically turning your air-conditioner up at night or when you are at work.

Oh My Gosh, it is true we are open 9am-8pm every single day of the week. Can you believe that? Not only that but we have an amazing new staff at the Boise Square One that is here to serve you for 11 hours a day every day. We want to meet all of you, please stop by and see us any day.

I can't get over what is going on in the real estate world these days. No, I am not going to get all negative and throw a pitty party like some of you might think. This is absolutley the best time to buy a home in years. Rates have not been this low EVER, in the history of the United States the rates have not been this low. Go back and read that again and really think about whether or not they are going to get lower than they are now, ask yourself if they are? Let me give you the answer: probably not, and it really doesn't matter becaues there is only one fact and that is "The rates are low NOW," it's time to act.

Since we are on this discussion of facts there are a few things I would like to point out:

Fact: Rates are lower than they've been in years.
Fact: You get $8k dollars to buy a home.
Fact: Paying rent is like lighting your money on fire.
Fact: Prices are as low as they've been in Boise in years.
Fact: The Rates won't stay low
Fact: The Prices won't stay low.
Fact: CBH Homes is Idahos number one builder
Fact: We have a 1 year warranty.
Fact: Pending home sales are up

We are pledging not to hear any of the negative media, because the positive far out weighs the negative, it's a no brainer. Now, go buy a home from CBH Homes..

As a fellow CBH Home Owner (August 2007) its encouraging with all the negative media attention as a whole to know that CBH Homes is in it for the long haul making descions that protects our investments and our value in this crazy time. Remember not to lose track of the big picture, meaning Real Estate is truly a long term investment It's the American Dream to own a home, and it is a marathon not a sprint – values go up and down all of the time but USUALLY if you stay in your home for more than 7 to 10 years you will see a return on your investment.

It truly is very basic the more homes that sell and the more people that move in to your area the closer we are to an upswing.
