At CBH Homes Money really does grow on trees!
SWEET MOTHER OF AFFORDABILITY!!!!
Alright all you agents and home buyers, CBH just announced today two amazing promos that are going to have you not only "dreaming of a white christmas" but a green one as well!!!!
Homebuyers - CBH Homes is doing 5K promo (on closing costs, design studio credit, etc) on all full price offers on homes and who use Guild Mortgage for lending until the end of the year! If you add that to the already amazing 8k or 6.5k tax credit, there will be many reasons to celebrate under the mistletoe this year!!!
AGENTS!!!! Listen up! This is TRULY AMAZING!!!! Here are the details:
For the month of December Realtors will receive the following amounts in the form of a VISA gift card for each home they sell…
· $250 for the first sale
· $500 for the second sale
· $750 for the third sale
· $1000 for the fourth sale
… And if anyone sells more than that, then let’s just say… it will be BIG!!
The Details:
· Must finance and receive loan commitment through the CBH Guild Mortgage lending team.
· The VISA gift card is a gift from the Seller and will be delivered upon completed acceptance and loan commitment.
There truly has never been a better time to buy a home!
Ps I heard that Santa doesn't come to apartments due to lack of chimneys...... lets not that happen again this year! In fact I just spoke to santa, and he's made his list, checked it twice and it is due time for you to "bag your landlord" and buy a home already! If I were you I'd do it!!! Wouldn't want to end up on Santa's naughty list!!!
(thank you to "Imagine" for photo)

CBH HOMES wants YOU to make Thanksgiving dinner this year!
All of us here at the CBH Boise Square One are enjoying the wonderful fall weather here in the Treasure Valley! And with the changing leaves and cooler temperatures it's hard not to have the holidays and the fast approaching Thanksgiving on your mind!
Most go "home" on this day to be with family, but wouldn't it be wonderful if your family could come "home" to you! :) With interest rates at a 40 year low and the newly extended tax credit (8K to first time home buyers, and $6,500 to home buyers in their current home for more than five years) and with a variety of CBH homes to choose from, why not bring the holidays "HOME" to you!
No more waking up in an apartment early to have to drive to your parents house for turkey! Get into the home of your dreams (probably for the same amount you're paying for rent now) and start making YOU'RE OWN traditions in YOUR brand new CBH "HOME". :) Mmmmmm can't you already smell the Pumpkin pie! :)

*HOT little Tip*
According to the US Department of Energy regarding Renewable Energy....
A new home provides the best opportunity for designing and orienting the home to take advantage of the sun's rays. A well oriented home admits low angle winter sun to reduce heating bills and rejects overhead summer sun to reduce cooling bills.
Gotta' love that!!

~Cool down your power bill with these tips~
•Set your thermostat as high as comfortably possible in the summer. The smaller the difference between the indoor and outdoor temperatures, the lower your overall cooling bill will be.
•Avoid setting your thermostat at a colder setting than normal when you turn on your air conditioner. It will not cool your home any faster and could result in excessive cooling and therefore, unnecessary expense.
•Consider using an interior fan in conjunction with your air conditioner to spread the cooled air more effectively through your home without greatly increasing your power use.
•Avoid placing lamps or TV sets near your air-conditioning thermostat. The thermostat senses heat from these appliances, which can cause the air conditioner to run longer than necessary.
•Plant trees or shrubs to shade air conditioning units but not block the airflow. A unit operating in the shade uses as much as 10% less electricity than the same operating in the sun.
•In the summer you can save $$ by automatically turning your air-conditioner up at night or when you are at work.

Boise Square One Is Fully Staffed
Oh My Gosh, it is true we are open 9am-8pm every single day of the week. Can you believe that? Not only that but we have an amazing new staff at the Boise Square One that is here to serve you for 11 hours a day every day. We want to meet all of you, please stop by and see us any day.
I can't get over what is going on in the real estate world these days. No, I am not going to get all negative and throw a pitty party like some of you might think. This is absolutley the best time to buy a home in years. Rates have not been this low EVER, in the history of the United States the rates have not been this low. Go back and read that again and really think about whether or not they are going to get lower than they are now, ask yourself if they are? Let me give you the answer: probably not, and it really doesn't matter becaues there is only one fact and that is "The rates are low NOW," it's time to act.
Since we are on this discussion of facts there are a few things I would like to point out:
Fact: Rates are lower than they've been in years.
Fact: You get $8k dollars to buy a home.
Fact: Paying rent is like lighting your money on fire.
Fact: Prices are as low as they've been in Boise in years.
Fact: The Rates won't stay low
Fact: The Prices won't stay low.
Fact: CBH Homes is Idahos number one builder
Fact: We have a 1 year warranty.
Fact: Pending home sales are up
We are pledging not to hear any of the negative media, because the positive far out weighs the negative, it's a no brainer. Now, go buy a home from CBH Homes..

Optimism
In Janruary Idaho's number one Builder was featured on a national scale praising the work we do. Click here to read article: http://www.builderonline.com/marketing/a-simple-plan.aspx.
As a fellow CBH Home Owner (August 2007) its encouraging with all the negative media attention as a whole to know that CBH Homes is in it for the long haul making descions that protects our investments and our value in this crazy time. Remember not to lose track of the big picture, meaning Real Estate is truly a long term investment It's the American Dream to own a home, and it is a marathon not a sprint – values go up and down all of the time but USUALLY if you stay in your home for more than 7 to 10 years you will see a return on your investment.
Also, take advantage of our governement, visit this website for ideas http://www.freep.com/article/20090305/NEWS06/90305095/1019/BUSINESS/How+to+figure+out+your+mortgage+qualifications
Now is the chance to encourage friends and family to purchase, because in all reality homes sold in your state, town, or neighborhood has a POSITIVE effect on the market regardless of price. It creates demand, and eliminates supply, WOW it's that simple, who would of thought that boring professor from Econ 101 would of ended up making sense :)... It truly is very basic the more homes that sell and the more people that move in to your area the closer we are to an upswing.
One Last thought from the Boise Square One, and that's to quote the ever famous Napolean Hill:
"You can be an optimist. Learn to meet the future head on. Analyze it. Weigh the factors with clear judgement. Then decide upon your course of action to make things turn out the way you want them to. You'll find that the future holds nothing that you ever need fear."
-Napolean Hill-
